Independent residential and commercial property consultancy Knight Frank called upon Cemplas Waterproofing and Concrete Repairs Ltd to undertake a survey of six staircases leading out on to a central courtyard in a large block of flats they manage.

Cressy House

A survey by Cemplas revealed cracks to the treads and risers, and also to the floor landings. These cracks had led to water penetration which in turn had caused spalling of the concrete at the base of the metal railings, and led to failure of the existing floor coating. The survey also found defective concrete to varied areas of the staircase soffits where water had penetrated through causing the concrete to spall.

Due to the logistics of the project, Cemplas provided the client with a proposal to undertake the work to meet their criteria of minimum disruption to the residents by completing a staircase per day. Working as a specialist contractor since 1969, Cemplas are used to providing their clients with a tailor-made service to suit the requirements of each project, and Knight Frank appointed Cemplas to undertake the works.

Work commenced by grinding out all cracks and reinstating the profile with a polymer modified repair mortar. Spalled areas of concrete were broken out, and all steel reinforcement cleaned and primed prior to reinstating with the repair mortar.

Due to the narrow width of the staircases, Cemplas were unable to undertake the work in two halves, and specified the use of the Vulkem Quick Waterproof Floor Coating System incorporating decorative coloured flakes. This fast track coating allowed Cemplas operatives to commence work each day at 10am and fully complete the works each day by 4pm allowing the staircase to be re-opened to the residents and given full access with little or no disruption.

This was yet another project which demonstrated the diversity of Cemplas in providing a bespoke solution. The works were completed on time and within budget, and handed over to the complete satisfaction of Knight Frank and the Cressy House residents.
